Landbank Real Estate Investment Trust Limited was established in 2012 as a real estate syndication company with the aim of filling the 'funding gap' in the real estate sector left by banks and other financial institutions targeting developers who for one reason or the other were unable to secure funding of their projects by banks or other financial institutions due to their weak financial capability or credit history and investors who may have wanted to invest in real estate sector but being a capital intensive venture have shied away from it thus losing the opportunity to invest in this lucrative sector.
By bringing the investors and developers together on a web platform, Landbank is now able to provide funding for projects that would have never taken off due to the developers failing to secure funding from the traditional funding sources for one reason or the other thus playing a part in improving the economy by trying to meet the housing supply deficit. It is estimated that while a total of 150,000 housing units are required annually in the urban areas to cater for the backlog, only about 30,000 units are developed every year. This scenario creates a great opportunity to invest in the housing sector in Kenya.
This provides an opportunity for an investor who would ordinarily have been unable to invest in real estate thus enabling both the investors and developers gain from this innovative partnership by sharing the returns on investment on exit from the project.
